The Signs You May Need Some Masonry Rehab (And Why It's Important in Portland's Rainy Climate)
Deteriorating masonry on a chimney, or anywhere with mortar, is often a problem that doesn't always present itself immediately. The changes of climate from hot to cold, sun-beaten to downpouring rain, slowly erode the efficacy of your masonry work.
Tuckpointing is what keeps these connections healthy and strong; which means keeping the moisture and weather outside.

Tuckpointing is the process of removing damaged or crumbling mortar from between bricks and replacing it with fresh mortar. It's a repair technique, not a cosmetic one. The mortar joints aren't just filler between bricks, they're what keeps your chimney structurally sound and weather-tight. When those joints fail, water gets in, and water is the single biggest threat to a masonry chimney. How To Judge Your Masonry Health
Crumbling or missing mortar. If you can see gaps between bricks, or if mortar is flaking off in chunks, that's the clearest sign. Run your keys, or a screwdriver, across the mortar; if it crumbles off it might be time for a repair.
White, chalky staining (efflorescence). This powdery residue forms when water moves through masonry and evaporates, leaving mineral deposits behind. It's a signal that moisture is getting into the structure, even if you can't see obvious cracks yet.
Cracks running through mortar joints. Hairlines cracks are usually common and nothing to worry about. But larger cracks that span the course of multiple rows of bricks, especially if you notice your chimney leaning, are signs of concern.
Bricks that feel loose or shift slightly. If the mortar has eroded enough, individual bricks can lose their grip. This is a sign of more advanced deterioration and requires urgent remediation.
Interior water stains near the chimney. Water stains and discoloration where the chimney stack runs through your home's interior is a sure sign that the masonry is failing.
Visible daylight or drafts around the chimney chase. Obviously, if you can see daylight through the other side, it's urgent!
Why This Matters More in Portland
In Portland, we're no strangers to the rain. While we love it, the rain takes a toll on our masonry work. Damage is accelerated when freezing and thawing occurs. Ice forming in-between the masonry causes chunks of concrete to become dislodged, and when the ice thaws, the masonry is left with a gap where the ice once was.
This is also why older Portland homes, especially brick construction from the early-to-mid 1900s, tend to need tuckpointing more often than newer builds. Original mortar mixes from that era were often softer and more porous than what's used today, which means decades of Pacific Northwest winters have had an easier time working through them.
If You Ignore It...
Besides a structural safety issue for your home and construction, deteriorating masonry leaves a pathway for moisture to find its way into your home. This combination of damage can be seen as:
- Water physically appearing in your fireplace, possibly pooling on the ground
- Your bricks themselves deteriorating, which causes huge problems in the longer term
- Instability of your chimney stack, with it leaning or possibly collapsing
- Structural damage to your interior walls and ceilings near your chimney
When caught early, a simple re-tuckpointing can solve most of these problems. If you wait too long, more intense structural repairs and rebuilds need to happen.

Tuckpointing needs are easy to miss from the ground, especially higher up on the chimney stack where most homeowners never get a close look. A professional inspection can catch mortar deterioration well before it becomes a structural or water intrusion issue and it's a natural thing to pair with your annual chimney sweep.
